The concept of Financial Freedom as defined by Robert Kiosaki author of the Rich Dad books is when your monthly passive income is greater than your monthly expenses. If you have read any of his information you already know he is a big proponent of real estate investing, and buying real estate to help generate that passive income. Most people are under the assumption that buying a house or an apartment building and just hiring someone to manage it is somehow passive.
If you own any rental property you most likely understand that
the activity involved is not a totally passive activity.
Deciding to start and build a business, or even part-time multi level marketing, or internet based business, you most likely have had the idea of building it to a level in which you can have someone else run it for you. Does this sound like it is passive income? Nope, not to me either.

The way I like to define leverage is by a ratio of input to output or results. Leverage can apply to nearly any aspect of your life.
If we are talking about work (time and activity), putting in 40 hours of work per week may yield $60,000 per year annual income. By improving efficiency of input to out put ratio, the ratio may change to putting in 30 hours per week of work to produce the same $60,000 per year. An optimal strategy might be to put in less hours and produce more income per year in results.
Leveraged activity can be obtained through many avenues. You can create time efficiencies through the delegation of activities, or financial efficiencies through finding better returns on your investments (assets).
This leveraged activity perspective seems to be a more real life approach to wealth building. Leveraged Income Activity can then be defined as the few hour per week activities in which you might direct, follow up with, or make decisions regarding your investments or the managers of your companies producing greater income. This leveraged activity allows you work only a few hours per week directing people to carry out your plans to reach your financial goals.
This scenario seems to me to be a more realistic description of the financial freedom model.
One of the great sources of leverage in society today it the available technology. You can travel half way around the world, or be lounging on the beach and still be in communication to manage your investments and your people.
Leveraging Your Asset Resources
Next on our leveraged activity wealth generation plan is to leverage your resources. This involves taking account of everything your have in your life that might be able to assist you in your goal of obtaining financial freedom. Look at your friends, family, coworkers, the company you work for, retirement accounts, credit lines, home equity etc.

2) Invest With A Smaller Little Known Real Estate Investor and His Team To Double Your Money In Just 4-6 years!
This is another lower risk higher return opportunity, but with a more aggressive strategy. This option is working directly with me in my real estate investment business activities.
I search for properties that can be purchase at below market value. These are situations in which the value of a real asset can be purchased at a significant discount. The property is then altered and improved to a higher and better use to be resold at a higher price. This is a type of leveraged activity that I use in my business. Small investments in improvements often produce a multifold return on increasing the value of the property.
By sifting through the numbers a realistic value can be determined as well as the future expectation for appreciation performance (yes, properties are appreciating even with the current market conditions).
Once a realistic market value is determined, then comes the way to realize or create the equity in the property. This happens either through negotiating and buying the property at a 20-30% discount, or through property improvements, structural changes, zoning changes, income changes or simply by changing the perception of the property.
Knowing the numbers in a particular area and buying at a discounted value, allow us to ride out these market fluctuations. Buying a property at a 20% or greater discount in a good area allows us to hold when the market declines 5-10 or even 15%.
Anyway… there is HUGE money to be made in finding the discrepancies in value.
There is value in having a little long-term perspective.
Risk is further reduced by having a contingency plan for each asset purchased. This plan must work in both the short-term and the long-term aspects, or the asset is not purchased.
In reality there are few things that are 100% predictable, and stuff can happen out side our control. So in order to keep the invested cash and the assets safe and secure, there is also a long-term plan. This plan allows us to continue to benefit from holding the property in our long-term portfolio.
Everyone is aware especially now with the current market conditions that not all real estate continues to appreciate without pull backs. With our approach we are able to ride out these market fluctuations.
So in reality our approach works in markets that are appreciating and markets that are depreciating.
